The Property
The land sat northeast of Gadsden in a scenic part of Etowah County. A decade earlier, the property had been timber-harvested, leaving behind a dense thicket of small trees and brush that made access nearly impossible. From the road, it was hard to see what the property had to offer. But we knew that with some clearing and a solid plan, this tract had real potential as rural homesites.
What We Did
The first step was access. We cleared paths through the overgrowth so we — and future buyers — could actually walk the property and see the topography, the valley views, and the natural features that made these lots appealing. Sometimes the most important thing you can do with a piece of land is simply make it visible.
We worked with local surveyors to divide the property into three parcels, each with enough acreage for a home, outbuildings, and the kind of elbow room that buyers in this area are looking for. We coordinated with county officials on the lot split requirements and ensured each parcel had the access and utility availability needed for residential use.
