How we turned raw acreage near Logan Martin Lake into a 24-lot residential subdivision
Woods Bend Shores is one of the projects we’re most proud of at Land Legacy Partners. It started as 174 acres of undeveloped land near Logan Martin Lake in St. Clair County, Alabama — and through careful planning, infrastructure investment, and a lot of hard work, it became a residential community where families are now building their homes.
The Property
The land sat near one of Alabama’s most popular lakes, with the kind of natural beauty and recreational access that buyers in this market are looking for. But raw acreage doesn’t sell itself. To unlock the property’s full potential, we needed to subdivide it into individual lots, build roads, coordinate utilities, and navigate the county’s subdivision requirements — all while preserving the natural character that made the location special in the first place.
The Development Process
We planned the subdivision to create 24 lots, including 6 waterfront parcels on Logan Martin Lake and the Coosa River. Each lot was designed to give owners privacy, water access or proximity, and the infrastructure needed to build with confidence.
The process involved extensive coordination with surveyors, engineers, the county planning department, and utility providers. We built roads, established utility access, and ensured every lot met the standards that buyers in this market expect. The waterfront lots required particular attention to setbacks, flood zone considerations, and dock access.
It was a significant undertaking — the kind of project that requires patience, capital, and a team that can manage dozens of moving pieces simultaneously. But the result speaks for itself.
What the Seller Got
The original landowner had 174 acres of raw land. Selling it as a single parcel would have limited the buyer pool and almost certainly resulted in a lower total return. By working with Land Legacy Partners, they were able to sell to a buyer who had the vision and resources to develop the property responsibly — and the commitment to actually follow through.
We communicated with the seller throughout the process, kept our commitments, and closed on schedule. That’s what we do on every deal, whether it’s 5 acres or 500.
The Result
Woods Bend Shores is now an established community. Families are buying, building, and enjoying everything that lakeside living in Alabama has to offer. It’s a project that turned raw land into something lasting — and it started with a landowner who trusted us to do right by their property.
