The Property

The land was primarily timberland, with the kind of natural features that make Morgan County so appealing: rolling terrain, mature trees, a cave system, and the infrastructure potential that comes with proximity to Huntsville. We planned a 13-lot subdivision with large tracts ranging from 6 to 20 acres each — the kind of generous lot sizes that give families real space to spread out while still being within reach of city amenities.

The Development Process

A project like Mill Branch Estates doesn’t happen overnight. After a year of planning and development work, we brought the subdivision to market with electric and water available to each lot, six detention ponds for proper stormwater management, surveyed and marked lot boundaries, and a cave that adds a unique character to the property.

The process required close coordination with Morgan County officials, utility providers, surveyors, and engineers. Every lot had to meet the county’s standards for access, utilities, and environmental compliance. We managed all of it — from the initial timber clearing through final lot preparation — so that buyers could walk the property with confidence, knowing the infrastructure was already in place.
