McLennan County, TX — 122 Acres, 9 Lots with Public Water Infrastructure

Investing over $300K in infrastructure — including a 3,000-foot water main — to unlock a property’s full potential

The Battle Creek project in McLennan County, Texas is one of our most infrastructure-intensive developments to date. When we say we invest in the properties we acquire, this is what we mean — over $300,000 in improvements, including running a public water main 3,000 feet to bring municipal water service to every lot.

The Property

This 122-acre tract in McLennan County offered strong development potential, but it had one significant limitation: no public water access. In rural Texas, that’s not unusual — many properties rely on wells. But we knew that bringing public water to the lots would dramatically increase their value and appeal to a much broader pool of buyers. Families shopping for homesites in this market strongly prefer public water, and we were committed to delivering that.

The Infrastructure Investment

We invested over $300,000 in total improvements on this project. The centerpiece was a 3,000-foot water main extension that brought public water service from the nearest connection point all the way to the lots. This wasn’t a simple hookup — it required engineering, permitting, coordination with the local water utility, and significant construction work.

Beyond the water main, we prepared nine homesites with proper access, cleared building areas, and ensured each lot was ready for a family to start construction. Every detail was handled so buyers could focus on designing their home, not battling infrastructure challenges.

Why We Do This

Many land buyers will tell you that they acquired a property from a quick-flip operator who did the bare minimum. The lots had no access improvements, no utility coordination, and no real preparation for building. That’s not how we operate. When Land Legacy Partners develops a property, we invest real capital to create homesites that families are proud to own.

For the original landowner, this approach means their property isn’t being sold off in a fire sale to the lowest common denominator. We’re adding genuine value to the land and creating something that benefits the community for generations.

What This Means for Sellers

If you own rural acreage in Texas and have been thinking about selling, it’s worth understanding the difference between buyers. Some will make a quick lowball offer and flip your land with minimal effort. Others — like Land Legacy Partners — will invest hundreds of thousands of dollars in improvements that honor the property’s potential.

We offer fair prices because we know how to create value through development. That confidence allows us to pay more than the flip-and-forget operators, and it means your land ends up in the hands of families who will take care of it.
