Coordinating timber, surveys, and seller collaboration on a major Alabama subdivide

The Lee County project is one of our larger Alabama subdivisions — 120 acres transformed into 11 individual homesites. It’s also a great example of how Land Legacy Partners works closely with sellers throughout the entire process, even after the initial closing.

The Property

This 120-acre tract in Lee County, Alabama offered excellent subdivision potential. The land had good road frontage, manageable topography, and the kind of rural character that appeals to families looking for space to build and grow. Our plan was to create 11 homesites that would give buyers generous acreage with room for homes, workshops, gardens — whatever they envisioned for their property.

Working with the Seller

One of the distinctive aspects of this project was the level of coordination with the original landowner. A portion of the property had mature timber, and rather than simply clearing it as part of development, we worked with the seller to coordinate a timbering operation that benefited both parties. This kind of collaborative approach is something we take pride in — we don’t just close and move on. We look for ways to make the transaction work better for everyone involved.

Throughout the survey process, platting, and lot preparation, we maintained open communication with the seller. They always knew where the project stood, what was happening next, and how their interests were being protected.

The Development

Subdividing 120 acres into 11 lots requires careful planning. We worked with local surveyors to design a layout that maximized each lot’s usability and appeal. Every homesite needed proper access, utility availability, and enough acreage to feel like a real piece of country property — not a cramped suburban lot.

We handled all the regulatory requirements, coordinated with county officials, and prepared each lot for market. The goal was to deliver homesites that were ready for buyers to start building their vision from day one.

Results

Ten of the 11 lots have sold, with the final lot currently on the market. The project has been a strong success both in terms of buyer demand and the collaborative relationship we maintained with the seller throughout. This is what a well-executed subdivision looks like — careful planning, clear communication, and lots that families are excited to own.
