The Property
This project centered on approximately 39 acres in Dyer County, Tennessee — part of the rural landscape of west Tennessee between Jackson and the Mississippi River. The land had strong potential for creating homesites, but it was contiguous with another parcel that the seller intended to keep. That meant a simple buy-the-whole-thing approach wasn’t going to work.
A Creative Solution
Rather than walking away because the seller didn’t want to sell everything, we worked together on a boundary adjustment. This allowed the seller to retain the portion of their land they wanted to keep while giving us a clean parcel to develop. It’s the kind of flexible deal structuring that most land buyers aren’t willing to do — it takes more time, more coordination with surveyors, and a genuine willingness to understand what the seller actually needs.
The boundary adjustment had to work for both sides. The seller needed their retained parcel to remain functional and accessible. Our development parcel needed proper road frontage, adequate acreage for four lots, and clean boundaries that wouldn’t create problems down the road. We invested the time to get it right.
The Development
Once the boundary adjustment was finalized, we created four homesites from the 39-acre tract. Each lot was designed with adequate access and enough acreage for buyers to build comfortably. We handled the surveying, platting, and preparation so that each lot was ready for market.
The result was four solid rural homesites in a market with steady demand from families looking for affordable land in west Tennessee.
