Clearing homesites on challenging terrain and offering owner financing to move properties in a rural market
Not every property is flat, easy to access, and five minutes from town. The DeKalb County project involved 67 acres of sloped, heavily wooded land in one of Alabama’s most rural areas. Turning this into desirable homesites required real work — and selling them required creative deal structuring that most land companies aren’t willing to do.
The Property
DeKalb County sits in the northeastern corner of Alabama — beautiful country, but remote. The 67-acre tract featured significant slope and dense tree cover, which meant that simply drawing lot lines on a plat map wasn’t going to cut it. Buyers in this market need to see a cleared homesite, understand where their driveway will go, and feel confident that the land is buildable. So that’s exactly what we delivered.
The Work
We cleared individual homesites and created access routes on each lot, working with the natural terrain rather than fighting it. On sloped land, this matters enormously — poorly planned access can lead to erosion, drainage problems, and building sites that cost a fortune to prepare. We invested the time and money to get it right, so buyers could see exactly what they were getting.
We also coordinated with surveyors to ensure every lot had clear boundaries, adequate access, and the right configuration for the terrain. In rural Alabama, there’s no substitute for boots-on-the-ground knowledge of how a piece of land actually works.
Owner Financing: Meeting Buyers Where They Are
One of the most important decisions we made on this project was offering owner financing on the lots. In extremely rural markets, many qualified buyers don’t have the cash for a full purchase and can’t get traditional bank financing on raw land. Owner financing bridges that gap — it gives buyers an affordable path to land ownership while generating ongoing income from the notes.
This is something that most sellers aren’t set up to do.
