Santa Rosa County, FL — 49 Acres, 9-Lot Subdivision

All lots sold or under contract — a clean subdivide with smart site prep

The Santa Rosa County project is the kind of deal that shows what’s possible when you combine a good property with smart development and efficient execution. We took 49 acres in one of Florida’s fastest-growing panhandle counties and created 9 homesites that moved quickly in the market.

The Property

Santa Rosa County sits in the Florida panhandle, east of Pensacola, and has seen strong population growth in recent years. The 49-acre tract we acquired had all the ingredients for a successful subdivision — good location, manageable terrain, and strong buyer demand in the surrounding area. Our plan was to create 9 generously sized homesites that would appeal to families looking for space and privacy while still being close enough to amenities.

The Development

While the subdivision itself was relatively straightforward, the site prep work made the difference between average lots and ones that buyers got excited about. We installed driveways on several flag lots — the lots set back from the road that need dedicated access drives to be practical. Without those driveways, flag lots can sit on the market for months because buyers can’t visualize the access or estimate the cost of building one themselves.

We also removed old fencing that cluttered the property and made it harder for buyers to see the full potential of each lot. These kinds of details might seem small, but they’re the difference between a lot that sells in weeks and one that lingers. Presentation matters, even in rural land sales.

As with all our projects, we handled the full scope of development: surveys, platting, county approvals, access preparation, and marketing. The seller was able to close their transaction and move on, knowing their property was in capable hands.

Results

All 9 lots have sold or are under contract — a complete sellout. The combination of a strong market, well-prepared lots, and competitive pricing drove rapid absorption. This is what happens when you invest in site preparation and understand what buyers actually want.

What This Means for Landowners

If you own acreage in the Florida panhandle and have been considering selling, the market is strong and we’re actively looking for properties. We buy land in Santa Rosa County, Escambia County, Okaloosa County, and throughout the panhandle region. Whether your property is 10 acres or 200, we’ll give you a fair, honest offer and explain exactly how we plan to develop it.

We’re not land flippers — we’re developers who invest real money in properties and create homesites that families are proud to own. That’s a difference you’ll feel from your first conversation with our team.
