We are developing 130 acres near Purgatory Resort in La Plata County, Colorado into a luxury residential community offering ski-in, ski-out living in one of the most beautiful mountain settings in the American West.

The Vision

The development is planned as a phased residential community encompassing 200 to 250 units over a 6 to 10-year buildout. The property sits in the Durango-Purgatory corridor, an area that combines world-class skiing with the rugged beauty of the San Juan Mountains. We’re designing this as a resort-style community for second-home buyers and full-time residents who want direct access to the slopes and the mountain lifestyle.

We’ve already submitted our Conceptual Development Plan to La Plata County and held a pre-application meeting with the county planning department. That meeting confirmed we’re on the right track and gave us valuable guidance for refining the site plan, unit density, and infrastructure approach.

The Complexity Behind the Vision

A project of this scope involves significant engineering and planning challenges. The site plan has to account for powerline easements crossing the property, road slope constraints dictated by mountainous terrain, and the careful phasing of construction to manage both cost and environmental impact over a multi-year timeline.

We’ve selected an experienced engineering firm and have been working closely with them to refine unit types, road layouts, and utility routing. Every decision balances density with livability, infrastructure cost with long-term value, and development intensity with preservation of the natural landscape that makes this location so desirable.

Purgatory Resort recently announced a new epic lift installation, which will further enhance ski access and the overall appeal of the area. The possibility of a small chairlift directly on the property is also being explored, which would provide true ski-in, ski-out connectivity.
