Working with a local landowner to unlock the full potential of a stunning Hill Country property
Burnet County sits about an hour and a half northwest of Austin, right in the heart of the Texas Hill Country. When this 150-acre tract came to our attention through a personal connection, we knew it was something special — panoramic views, mature oak groves, and the kind of rolling terrain that makes people fall in love with this part of Texas.
The Property
The land had been held as two separate tracts, but the real potential lay in what it could become: 40 individual homesites, each with Hill Country views and direct road access. Our plan was to create a thoughtfully designed subdivision that preserved the natural character of the property while giving future owners the infrastructure they need to build with confidence.
How We Worked Through the Challenges
In the Hill Country, water is everything. Before we could finalize lot density or move toward closing, we needed to complete a comprehensive aquifer study to understand groundwater availability across the property. That study then had to be reviewed and approved by the local groundwater conservation board — a process that operates on its own timeline and cannot be rushed.
We were upfront with the seller about this from day one. Rather than making promises we couldn’t keep, we communicated clearly about the timeline, kept them informed at every stage, and made sure they understood exactly where things stood. That transparency is something we take seriously on every deal.
We also coordinated overhead powerline routing with the local electric cooperative to ensure every lot would have reliable service. Getting utility commitments in rural Texas takes persistence, but it’s a non-negotiable part of delivering a finished product.
Road construction was one of the first major milestones. We cleared approximately 9,000 feet of roadway through the property, opening up interior parcels and giving every lot proper access. Watching those roads take shape through the cedar and oak was one of those moments where you can feel a project coming to life.
